What Builders Are Offering
Right Now — August 2026
If you're considering a new construction home in the Colorado Springs / El Paso County area, this continues to be one of the most opportunity-rich markets we've seen in years. Builders are actively competing for buyers — and that means significant incentives are on the table right now. With hundreds of unsold builder-owned homes across communities like Banning Lewis Ranch, Meridian Ranch, Lorson Ranch, and Wolf Ranch, the leverage is firmly in the buyer's court.
Big Rate Discounts (Lower Your Monthly Payment)
Several builders are "buying down" your interest rate, meaning they pay extra upfront so your rate (and monthly payment) is lower than the normal market rate. Some do this for the whole loan, others just for the first year or two before it steps back up to a still-solid rate.
- One builder is offering a starting rate as low as 1.99% on select move-in-ready homes
- Another is offering 3.99% (6.22% APR) on a 30-year fixed with a 2/1 buydown structure
- A few others are running standard 2/1 buydowns, where your rate is 2% lower the first year, 1% lower the second year, then settles into the normal rate
- A couple of builders have short-window fixed-rate specials in the mid-4% range on select government loans, but these tend to close out within days, so timing matters
Even a rate that steps up over a year or two can still land well below today's typical market rate while it's discounted, and it buys you time to refinance later if rates drop further. Always ask for the year-by-year payment breakdown, not just the headline number.
Closing Cost Assistance & Flex Funds
- Up to $75,000 in closing cost credits or flexible funds depending on the builder and home
- Flex Fund programs let you direct the money where it helps you most: closing costs, a permanent rate buydown, or a price discount (up to 2% of home price on select programs)
This can significantly reduce your out-of-pocket expenses at closing, or be used strategically to buy your rate down even further.
Price Reductions & Quick Move-In Deals
- Several builders are pairing rate buydowns with additional closing cost credits on completed or near-complete homes
- Builders with the most unsold inventory tend to have the most room to negotiate, and this time of year that inventory is real
Ask which homes have been sitting the longest. That's usually where the biggest flexibility is.
Upgrade & Feature Incentives
- Free landscaping included in select communities
- Up to $4,000 in Design Center credits for selections and finishes on top of other incentives
- Included appliances (washer, dryer, refrigerator) and designer finish packages at no extra cost in some communities
- Build-guarantee programs where the builder pays you if your closing is delayed on their end
These upgrades can represent thousands of dollars in added value you'd otherwise pay out-of-pocket after closing.
Down Payment Assistance
- Own a new home with as little as $1,000 cash required at closing on select programs
- Up to $25,000 in down payment assistance available through builder/lender partnerships
- Below-market fixed interest rates available in combination with down payment assistance programs
First-time buyers, this may be the most accessible path to homeownership in years.
Special Buyer Programs
- Military incentives: active duty and retired military discounts available across multiple builders
- Hometown hero programs: teachers, healthcare workers, firefighters, first responders, and law enforcement often qualify for additional credits ranging from $2,000 to $4,000 in Design Center selections or closing cost credits
- Some hero programs can be stacked on top of other builder incentives for even greater total savings

Important Notes
- Most incentives require using the builder's preferred lender. Always compare that rate to what you can get independently before assuming it's the best deal
- Incentives vary by community, home, and contract date. What's available today may not be available next week, and some of the best rate specials only run for a few days at a time
- Quick move-in homes typically carry the strongest incentives
- A buyer's agent representing you (not the builder) can help you navigate these programs and negotiate on your behalf at no cost to you
